## Who is behind the website

Dominion Lending Centres Homestead Financial is a mortgage brokerage licensed by the Financial Services Regulatory Authority of Ontario, brokerage licence #11711. It is independently owned and operated, and part of the Dominion Lending Centres network. It was founded in 2009.

Richard Hopkins, Mortgage Broker, licence M16000896, leads the brokerage's reverse mortgage help. He has worked in the mortgage business since 2013, first as a mortgage agent and today as a licensed mortgage broker.

Every page on this website is published by the brokerage. No lender sponsors, pays for or reviews the pages on this website.

## What the website is for

Most people hear about reverse mortgages from an advertisement. The ads rarely say what one costs, what the rules are, or when a reverse mortgage is the wrong choice. This website answers those questions for Toronto homes specifically: Toronto prices, Toronto's own land transfer tax, the City of Toronto's property tax programs for seniors, and the six former cities that make up Toronto today.

Every figure on the site shows where it came from and the date it was checked. Home values come from the Toronto Regional Real Estate Board. Rates and fees come from what the lenders publish. City programs come from the City of Toronto and the Government of Ontario.

## How the help works

-   **It starts with a free estimate.** Getting an estimate doesn't affect your credit.
-   **Everything after that is by email and phone.** Your numbers arrive by email, so you can read them twice and share them. Your children can be copied on every email, or lead the conversation with you copied.
-   **Every lender is compared.** Richard compares every reverse mortgage lender in Canada for your home and your age, and emails you the best deal for your home and goals.
-   **A reverse mortgage is not always the answer.** The brokerage also arranges home equity lines of credit, refinances and regular mortgages. So you get a recommendation based on your situation, even if it's not a reverse mortgage.
-   **You pay the broker nothing.** The lender pays the broker after your mortgage funds. The one-time costs of any reverse mortgage (an appraisal, the lender's set-up fee and your own lawyer) are paid to those people, not to the broker.

## The rules this website follows

-   The brokerage's name and licence number appear on every page, as Ontario's rules for mortgage brokerages require.
-   No invented reviews, ratings or client stories. The site has none, so it shows none.
-   No lender is promoted. Lenders are named only as facts, and always all four together.
-   Nothing you type into the calculator or the fit check is saved or sent anywhere.
