## What brings Toronto homeowners to a reverse mortgage

Most people who ask about a reverse mortgage in Toronto are not in trouble. They own a home that has grown in value over the years, while their income has stayed the same.

[

Your mortgage renews, and the payment no longer fits

A retirement income can make a bank renewal hard to qualify for. A reverse mortgage can pay the old mortgage off, and there are no required monthly mortgage payments after that.

Bills keep rising while your pension doesn't

Property taxes, heating, insurance and repairs all go up. Money from your home can arrive as a deposit every month to fill the gap.

You want to help a child buy in Toronto

Toronto prices keep many adult children renting. Some parents give part of the help now, while they can see it make a difference.

You want to stay home as you get older

A walk-in shower, a stair lift or help at home can make staying possible. A reverse mortgage can pay for the changes.

## Why a broker, and why it costs you nothing

There are four reverse mortgage lenders in Canada: HomeEquity Bank, Equitable Bank, Home Trust and Bloom. All four are government regulated, and all four include the no negative equity guarantee and require independent legal advice. Their rates, fees and limits differ, and they change during the year. **Richard Hopkins, Mortgage Broker**, compares every reverse mortgage lender in Canada for your home, free.

- ✓Every lender compared

One of the four lenders works only through brokers, and another offers its highest amounts only through brokers. Phoning lenders yourself can't reach them.

- ✓Free to you

The lender pays the broker after your mortgage funds. You never get a bill from the broker.

- ✓Other options too

The brokerage also arranges home equity lines of credit, refinances and regular mortgages, so you get a recommendation based on your situation, even if it's not a reverse mortgage.

- ✓Everything by email

Every lender compared, and the best deal for your home and goals, by email. Read it twice and share it; your children can be copied on every message.

A professional appraiser visits the home to confirm what it is worth.

6. 06

    Independent legal advice

Your own lawyer, who works for you and not the lender, goes through the mortgage with you before anything is signed.

7. 07

    Closing

The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## What a reverse mortgage costs

These are the real costs, checked on October 31, 2026. Rates change during the year, so every figure carries its date.

Interest rate

6.23% to 6.49%

The advertised 5-year fixed rates at Canada's reverse mortgage lenders on October 31, 2026. Interest is added to the balance. Nothing comes out of your bank account each month.

One-time costs

About $2,000 to $3,500

An appraisal (usually about $350), the lender's set-up fee ($995 to $1,795, usually added to the mortgage) and your own lawyer (about $800 to $1,200 in Ontario).

The broker

$0

The lender pays the broker after your mortgage funds. Nothing is added to your costs for it.

What changes your cost: the lender, the term you choose, how much you take and when, and for couples, both ages. [See the full Toronto cost guide](/guide/reverse-mortgage-cost-toronto/) or [try the calculator](/tools/reverse-mortgage-calculator-toronto/).

## Three ways to get money out of a Toronto home

A reverse mortgage is one of three common ways to turn a home's value into money. Each one suits different people.

**Three ways to get money from a Toronto home, compared (October 2026)**

| | Reverse mortgage | Home equity line of credit (HELOC) | Selling and buying a smaller home |
| --- | --- | --- | --- |
| Monthly payments | None required. Property taxes, insurance and upkeep stay yours. | Yes, every month, at least the interest. | None on the old home. The new home has its own costs. |
| Income test | No bank-style test. Income is checked only to confirm the property taxes are affordable. | Yes. Your income must pass the bank's test, at a rate higher than today's. | No. |
| Do you stay in your home? | Yes. | Yes. | No. |
| Interest rate | 6.23% to 6.49%, 5-year fixed (advertised, Oct 31, 2026). | About 4.70% to 5.70% (prime to prime plus 1%). It moves with prime. | None. |
| Up-front cost in Toronto | About $2,000 to $3,500. | Usually a lawyer (around $1,500) plus an appraisal. | About $87,000 to sell a $1.2 million house and buy a $700,000 condo. |
| Your home's value over time | Interest adds to the balance. Rising home prices often make up some or all of it. | The balance stays the same unless you pay it down. | You keep what is left after the moving costs. |

Reverse mortgage rates: lenders' advertised rates on October 31, 2026. HELOC rates: prime to prime plus 1%, with prime at 4.70% from October 29, 2026. The Toronto moving cost adds a 4.5% commission plus HST, Ontario's and Toronto's land transfer taxes ($20,950 on a $700,000 condo), about $2,700 in legal fees and $2,500 for movers. ## Reverse mortgages across Toronto's six former cities

The rules are the same everywhere in Toronto. The homes are not. A Scarborough bungalow, a North York condo and an Old Toronto semi lead to very different amounts.

[

Scarborough

Post-war bungalows on wide lots, Toronto's lowest average prices and the highest share of residents 65 and older.

](/service-areas/scarborough/)[

North York

1950s bungalows beside large new houses, the Yonge-Sheppard condo towers, and detached benchmarks from $1,010,200 to $3,061,400.

](/service-areas/north-york/)[

Etobicoke

English-inspired Kingsway homes, post-war houses in Etobicoke Centre, lakeshore condos in Mimico and Humber Bay, and Rexdale's lower prices.

](/service-areas/etobicoke/)[

Old Toronto

The former City of Toronto: downtown condos, Victorian semis and row houses, and midtown houses worth millions.

](/service-areas/old-toronto/)[

East York

The former Borough of East York: 1940s veterans' houses, Leaside's planned streets and Thorncliffe Park's apartment towers.

](/service-areas/east-york/)[

York

The former City of York, inside Toronto: older, more modestly priced houses and five new Line 5 Eglinton stations.

## Toronto reverse mortgage questions

**Can you get a reverse mortgage on a Toronto home?**

Yes. All four Canadian reverse mortgage lenders lend across the City of Toronto, on detached houses, semi-detached houses, townhouses and condos. Every owner on the title must be 55 or older, and the home must be where you live most of the year. Co-ops and homes on leased land don't qualify with any lender.

**How much can you get from a reverse mortgage in Toronto?**

Up to about 46% of your home's value at 55, rising with age to 60% from about 78. For a 70-year-old with a typical Toronto semi-detached home worth $1,207,884 (TRREB average, September 2026), that is up to about $638,000. Anything you still owe on the home is paid off first from that amount. [Try the calculator](/tools/reverse-mortgage-calculator-toronto/) with your own numbers.

**What is a better option than a reverse mortgage?**

It depends on your income and your plans. If your income easily covers monthly payments, a home equity line of credit usually charges less interest. If you plan to move within a few years, selling may make more sense, although moving within Toronto means paying two land transfer taxes on the next home. If only the property tax bill is the problem, the City of Toronto's deferral program may be enough. A broker who arranges all of these can compare them for you. [See the Toronto alternatives](/guide/alternatives-to-reverse-mortgage-toronto/).

**What is the biggest disadvantage of a reverse mortgage?**

The cost. Reverse mortgage rates run roughly 2 to 2.5 percentage points above regular mortgage rates, and the interest is added to the balance, so the balance grows. Repaying in the first few years also brings an early-repayment charge. Rising home prices often make up some or all of the interest, and Canadian borrowers keep about half of their home's value on average, even after many years.

**What is the 95% rule on a reverse mortgage?**

The 95% rule is American. It applies to U.S. government-insured reverse mortgages: when the loan comes due, the family can keep the home by paying the balance or 95% of the home's appraised value, whichever is less. Canada has no such rule. Here, the no negative equity guarantee means you or your estate never owe more than the home's fair market value on the day the mortgage comes due, as long as property taxes, insurance and upkeep were kept up.

**Can someone take out a reverse mortgage on my home without me knowing?**

It is rare, but title fraud happens, and fully paid-off homes are the usual target. In November 2025 the Toronto Star reported on an Ontario homeowner who says a reverse mortgage was taken out on her paid-off house without her knowledge; the case is before the courts. A real reverse mortgage cannot close until you have met your own lawyer, shown your photo ID and had the mortgage explained to you. If a letter ever arrives from a lender you have never dealt with, call that lender and a lawyer the same day.

**Who is not a good candidate for a reverse mortgage?**

Someone who plans to move within a few years, someone whose income easily covers a line of credit, and someone who owes more than about half of the home's value. Owners of co-ops or homes on leased land can't get one at all. The [10-question fit check](/tools/reverse-mortgage-assessment/) shows where you stand.
